INDEPENDENT REAL ESTATE BROKER AGENT


Location: Kigali, Rwanda

Engagement: Independent contract

Compensation: Commission-based

Division: SBQ Real Estate


ABOUT THE OPPORTUNITY


SBQ Real Estate is expanding its network of independent broker agents to connect approved property and development opportunities with qualified local, diaspora and investor buyers.

This opportunity is suited to ambitious, trustworthy and well-connected professionals who can identify prospective buyers, understand their needs and introduce them through a structured sales process.


Independent Broker Agents bring qualified prospects. SBQ provides approved project access, sales materials, lead attribution, transaction support and a transparent performance-based commission framework.


This is an independent, commission-based opportunity. It is not a salaried employment position and does not give the agent authority to bind SBQ or any developer.


KEY RESPONSIBILITIES


  • Identify and develop relationships with prospective property buyers and investors.
  • Pre-qualify prospects based on budget, property needs, decision process and purchasing timeline.
  • Register leads promptly through SBQ’s approved lead-registration system.
  • Present only projects and properties formally assigned by SBQ.
  • Use approved property information, pricing, payment plans and marketing materials.
  • Coordinate consultations, presentations, site visits and client handovers through SBQ.
  • Maintain professional and consistent follow-up with registered prospects.
  • Provide accurate lead updates and maintain traceable communication records.
  • Support prospects through the sales journey while SBQ assists with qualification, negotiation, documentation and closing.
  • Protect client information, project materials and SBQ’s developer relationships.
  • Follow all project-specific sales, reservation, advertising and payment procedures.


WHAT SBQ PROVIDES


  • Access to approved real estate projects and property opportunities.
  • Current project information, inventory, pricing and payment plans.
  • Approved marketing and sales materials.
  • Broker onboarding and project briefings.
  • A structured lead-registration and attribution process.
  • Support with buyer qualification, presentations, site visits, negotiations, documentation and closing.
  • Access to relevant SBQ or developer representatives where appropriate.
  • Updates concerning registered active prospects and assigned projects.
  • Transparent commission statements and payment procedures.


COMMISSION


Independent Broker Agents earn 2% of the Final Discounted Purchase Price for each qualifying completed sale.


Commission is calculated on the executed property price after developer-approved discounts. It excludes taxes, registration fees, service charges, furnishing, financing and other ancillary costs.

Commission becomes payable after:

  • The prospect has been validly registered and attributed to the agent.
  • The required transaction documents have been executed.
  • The buyer reaches the required payment milestone.
  • SBQ becomes entitled to and receives the corresponding commission.
  • The agent submits the required invoicing, tax and payment documentation.


Approved commission payments are processed within 15 business days after all applicable conditions have been satisfied.


The programme does not guarantee leads, transactions, income, specific inventory or continued assignment to any project.


REQUIRED QUALIFICATIONS


  • At least 18 years old or operating through a duly registered legal entity.
  • Valid identification and reliable contact information.
  • Demonstrated ability to identify, communicate with and professionally manage prospective buyers.
  • Strong relationship-building, communication and follow-up skills.
  • Professional integrity and a commitment to accurate representation.
  • Ability to work independently and manage personal prospecting activities.
  • Ability to comply with SBQ’s lead-registration, data-protection and project procedures.
  • Any licence, registration or authorization legally required for the applicant’s activities.
  • Reliable access to a smartphone, email and digital communication tools.


ADDED ADVANTAGE


  • Previous experience in real estate sales, brokerage, banking, insurance, investment, hospitality or business development.
  • An established network of local, diaspora, corporate or investor prospects.
  • Knowledge of Kigali’s property market.
  • Experience selling premium or off-plan property.
  • Strong English and Kinyarwanda communication skills; additional languages are an advantage.
  • Ability to create professional networks through digital platforms, events and referrals.


PROFESSIONAL STANDARDS


Agents must not:

  • Collect deposits, reservation fees, purchase instalments or other client funds without specific written authority.
  • Change prices, create unauthorized promotions or promise unavailable units.
  • Guarantee rental income, investment returns, appreciation, delivery dates or financing.
  • Use unapproved advertisements, renderings, logos or confidential materials.
  • Present themselves as SBQ employees, exclusive agents or direct representatives of a developer.
  • Bypass SBQ, redirect registered leads or misuse developer relationships.
  • Copy, sell, disclose or misuse client information.

A

gents may work with other businesses and property projects, provided they do not misuse SBQ information, registered leads, project materials or developer relationships and disclose any material conflict of interest.


PERFORMANCE EXPECTATIONS


Participation will be evaluated based on:

  • Quality and completeness of registered leads.
  • Responsiveness and consistency of follow-up.
  • Progression of prospects to meetings, site visits, reservations and sales.
  • Accuracy of records and activity updates.
  • Professional communication and client feedback.
  • Compliance with approved materials, project facts and data-protection requirements.
